Containment, removal, and treatment
We set up plastic sheeting and negative air pressure around the work zone so spores do not drift into clean rooms, then cut out and bag drywall, insulation, and other porous materials that have visible growth. After that, we apply an EPA-registered antimicrobial to framing and subfloor surfaces, HEPA-vacuum and wipe the area, and confirm dryness with a moisture meter before taking the containment down.
Why we trace the moisture source
Mold spores are present in normal outdoor air, so 'removal' in the strict sense is impossible; remediation means getting indoor growth back to normal levels and stopping the water or humidity that allowed it to grow. If the source is not fixed, the colony usually returns.
When a small spot signals a bigger problem
Once mold is established on drywall, framing, or subfloor, spores can travel through the HVAC system into rooms that look untouched, which means the visible stain may understate the true extent. That is why we inspect beyond the obvious patch before writing the scope.
